At the same time, how do you tell a business you can only raise rent 3% when you have a government that's screwed up the economy so bad that costs of every other commodity in the country have gone up 25% - 50%, or more? From food to gas to brand new homes, everything has doubled (or way more) in price, but you, as a business owner, can only increase your prices 3%. Your costs to operate your business have gone way up because of the government, but that same government wants you to eat those costs yourself...and everyone is commenting how great the government is handling this! Amazing.

So, electricity and water costs increase greatly for the landlord (owner of the docking slips), but the landlord has to eat those increased costs and not pass it on to the houseboat owners who rent those docking slips monthly to be hooked up to the electricity and water. Until people realize that a landlord of Commercial Real Estate has A LOT of costs to bear (costs such as interest expenses, and operating costs), and needs rents (revenue) to be at a point where they at least break-even to not go out of business, most people will simply have this simplistic understanding with the incorrect believe that a landlord prints money out of thin air. The fact is, a landlord (owner of Commercial RE) can lose their property if monthly rental income does not overcome the monthly costs of operating the property. And oftentimes the local laws prohibit the landlord from increasing rents above a certain percentage, even though costs may have gone up significantly in the previous years. Many times, laws from the 1970s stabilizing monthly rents at 1960s 'rents', are still in effect here in 2024, even though the operating costs are in 2024 dollars. This is why anyone seeking to invest in Commercial RE (rental income producing properties) should have a clear understanding of local laws, especially with regard to the ability to increase rents to help overcome the monthly costs, and to justify the investment in the property.
